When we work with commercial clients, we start with creative production of the brand: from building the brand platform, identity, logo and website — to the finished space with its scents, music and staff uniforms.

If we do, we brief: the task, the budget, the timeline. Then the project itself.
Construction is no fairy tale. But when the client and the studio share the same values, the collaboration becomes easy.
We take on any area and any budget — as long as the project interests us.
That is the only condition, and it is not about square metres or money.
It is always priced individually.
The price depends on the area, the type of property, the stage at which we join, the scope of work, the stylistic and technical brief, and the timeline. A 200‑square‑metre project with bespoke furniture and a 3,000‑square‑metre project with standard solutions are different jobs. There is no single figure for both.
After we meet and brief, you receive a proposal with a fixed price. It is set in the contract and does not grow during the project, unless the concept or the brief changes.
A design project includes measurements, layout solutions, concept, visualisation, working documentation and the conceptual selection of materials and objects.
Author’s supervision and procurement are separate services with separate contracts. But not separate stories: they work together with the project, as one whole.
3 stages, on a prepayment basis: 30, 50 and 20%.
In some cases the terms are negotiable. Author’s supervision is a fixed monthly fee. Procurement is 10%.
Up to 150 m² — 50–70 working days. 3 stages.
Stage 1. Layout solutions and concept 2-3 weeks.
Stage 2. Interior visualisation 3-5 weeks.
Stage 3. Working documentation 3-4 weeks.
We set the schedule at the start and keep to it. Approval time beyond what the contract allows is not included and is added on top.
Author’s supervision is checking that the construction work on site matches the project.
Procurement is sourcing and selecting the key materials and furniture, taking part in tenders, arranging samples, logistics to the site and handling claims.
Author’s supervision and procurement are covered by 2 separate contracts.
It depends on the property, and the range is honestly wide.
We have built a beauty salon in 2 months and in 5. A restaurant in 3 and in 7. A 300‑square‑metre house — about 2 years.
All of this becomes clear at the start and is agreed before the contract is signed. The renovation clock starts when the design project is delivered.
In some cases we overlap the start of certain works on site with the design work: for example, the wall and partition plan can be issued after the 1st stage of the project and run in parallel with the renovation.
Furniture and product design is a separate direction of ours — one we love very much.
80 to 90% of the furniture in our projects is designed by our lead designer. We produce it at workshops we have worked with for years.
Our online shop has ready-made pieces. From there you can also order objects from past projects. Or commission new ones — for your own idea, task and dimensions.
We work worldwide. The geography of completed projects runs from West to East.
We arrange the measurements in your country ourselves; the project is then developed remotely. After delivery and acceptance, an author’s supervision contract is signed, setting out the terms and cost of site visits.
The lead architect visits the site once a month as part of author’s supervision. Alongside, we hire assistant architects or work with a local studio: once a week at the early stages, 2-3 times a week at handover.
Beyond the supervision fee, only travel and accommodation are paid, according to the rider.
